What was the initial vision for the project?
A: The goal was to create a destination that would enhance
the neighborhood and provide valuable services
and products that add to the overall fabric of
the community. The "bookend" design of Piazza Santaluz offers a classy, stately
entrance into the Verrazzano community. We worked closely with the master architect of Verrazzano
to design buildings that fit in to
the overall architecture of the neighborhood.

How big is the project?
A:
Piazza Santaluz is a 16,000 square foot specialty retail center, made up of two 8,000 square foot buildings. Please see
the Site Plan page
for details.

How many parking spaces are there?
A: There are
52 parking spaces in all - or about three spaces
per 1,000 square feet. This is in conformance
with city codes and the master plan for Verrazzano.
Q:
What is the expected impact
on street parking?
A: There will likely be some employee parking
on the street; however this is no different than
countless other neighborhoods in the country.
We will do our best to mitigate any impact employee
parking has on the neighboring streets.
Q:
What is the expected impact on traffic?
A: The center is
located at the entrance to Verrazzano. It is anticipated
traffic will be confined to that area.

What types of businesses are located in Piazza Santaluz?
A: As of June 2006 , tenants include : Cavallion Restaurant, Cafe Verrazzano, Santaluz Realty, Hangers Cleaners, Postal Annex, Le Dimora Home Furnishings, Fitness Together... > Full list

Did residents have influence
on the tenant mix?
A: Yes. Residents were invited to fill out
our Online Survey to provide us with their input. We used the results in our initial leasing efforts.

Dis residents have influence
on the aesthetics of the project?
A: Yes. It was our desire to create a project that sets the standard
for community involvement and aesthetics. We took great care to make certain the landscaping,
lighting and signage was of the utmost taste and
quality.

Does the project meet the
Shea Homes design criteria for Verrazzano?
A: Yes. We worked
closely with the master architect of Verrazzano
to design buildings that fit in to
the overall architecture of the neighborhood.
Q:
What will be the impact
on HOA maintenance fees?
A: Although
Piazza Santaluz is not required to participate
in the Home Owners Association, the HOA has our
commitment to make a contribution to the extent
the property causes an impact to the cost of maintenance.
Q:
Is the centers' ownership vested in the community as a good neighbor
for the long term?
A: We are a
small group of local investors that intends to
build and own the property for a long period of
time. We want to be good neighbors.
Q:
Why is the project named
Piazza Santaluz when it is located in Verrazzano?
A: Santaluz
has distinguished itself as the new name of the
regional community. We think it is important to
leverage the name recognition. However, practically
speaking, the project is too small to be known
by anything other than the names of its most popular
tenants.
